Plain English, no traps. These terms apply to every stay at JEM Lodge, however you booked.
Booking and payment
Bookings made on this site are confirmed and paid through Lodgify’s secure checkout. A 10% deposit is due when you book; the balance is collected automatically 35 days before arrival. If you book within 35 days of your stay, the full amount is taken at booking.
All prices are in pounds sterling (GBP) and include VAT where applicable.
The booking contract is between you and Lakeside Farm Ltd.
Cancellation
Cancel 45 days or more before arrival and everything you’ve paid is refunded in full. Inside 45 days, payments are non-refundable. We strongly recommend travel insurance.
If we ever have to cancel your stay (for example, the lodge becomes unusable), we’ll tell you as soon as possible and refund everything you’ve paid in full.
To cancel, email us or cancel through the booking platform you used.
Who can stay
The lodge sleeps up to three guests: two in the king bedroom, plus a third — usually a child — on a Jay-Be fold-away bed set up in the main studio. A cot is available for a baby or younger child. Just tell us who’s coming when you book.
No additional overnight guests or visitors without our prior agreement, and no parties or events.
Looking after the lodge
Please keep the lodge and its facilities clean, tidy and undamaged.
Tell us about any damage or spillage straight away. We won’t charge for minor breakages like a cup or a glass — just let us know so we can replace them. We may charge reasonably for the loss or damage of larger items, multiple items, or keys. Damage reported promptly is treated kindly; damage discovered after you leave is treated as negligence.
The lake and boats
The rowing boat, canoe and lake are yours to enjoy during your stay, entirely at your own risk. Please supervise children at all times around the water.
Fishing is included, but you must hold a valid Environment Agency rod licence (this is a legal requirement on any freshwater in England, including private lakes) and follow local regulations.
Swimming in the lake is strictly prohibited.
The hot tub
Please follow the posted guidelines on temperature, duration and maximum occupancy, and replace the cover after use.
No glass or breakable items in or around the hot tub.
Use is at your own risk. If you are pregnant or have a heart or circulation condition, please check with a doctor before using it.
House rules
Please respect the quiet — it’s the whole point. Keep noise down between 10pm and 8am.
No pets. No smoking or vaping inside the lodge.
Use the BBQ on the paved areas only, never on the wooden deck.
No electric vehicle charging without our prior agreement.
Please use the bins provided for rubbish and recycling.
Arrival and departure
Check-in is from 3pm; check-out is by 11am. We’ll send arrival details by email before your stay.
The farm track is unlit — please try to arrive in daylight on your first night if you can.
Liability
Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be excluded under English law.
Subject to that, use of the lodge, lake, boats and hot tub is at your own risk, and our total liability in connection with your stay is limited to the amount you paid for it. We are not responsible for events outside our reasonable control.
Your statutory rights as a consumer are not affected.
Security
For the safety of guests and the property there is a single external security camera facing the driveway. It does not overlook the lodge, deck or hot tub. If you have any concerns, we’re happy to show you exactly what it records.
The legal bits
These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If any part of these terms turns out to be unenforceable, the rest still applies.
